Interspan’s Post-Tensioning Expertise at Sky Square, Melbourne
Interspan is excited to deliver our largest design-and-construct post-tensioning project in Victoria at Sky Square, a transformative mixed-use precinct developed by the Golden Age Group in Box Hill, Melbourne.
Strategically located just 14 km from Melbourne’s CBD, Sky Square will rejuvenate an underutilised area into a vibrant community destination. It will feature nearly 50,000 sqm of build-to-rent apartments, commercial spaces, retail venues, a childcare facility, and extensive public open spaces. Its prime location near Box Hill Station and the newly opened Harrow Street Car Park ensures enhanced connectivity and community accessibility.
Golden Age Group has engaged an industry-leading team for the development:
• Design: FK
• Main Builder: Icon
• Frame Contractor: I&D
Project Overview and Post-Tensioning Highlights
Covering an impressive total area of 73,851.4 sqm, Sky Square consists of two distinctive towers, each rising 22 storeys high. The complex also includes two basement levels, lower ground and upper ground, floors L1 to L18, and a rooftop space. Both towers are structurally connected up to Level 1 and then rise separately, highlighting the complexity and precision required in design and execution.
Interspan’s Comprehensive Post-Tensioning Solution
Engaged by frame contractor I&D, Interspan’s scope includes the design, supply, and meticulous installation of post-tensioned slabs across the development. Under the guidance of Interspan’s local design team, our specialist team utilised advanced engineering software RamConcept and RAPT to optimise the structural performance and efficiency of the concrete slabs while adhering to demanding project timelines.
One of the engineering solutions implemented by Interspan was using Temporary Moving Joints (TMJs) and grouted dowel bars. These solutions effectively mitigate restraint effects caused by capping beams, retention systems, precast panels, and adjacent slabs, ensuring superior structural integrity and reducing the potential for cracking or deformation.
Key Post-Tensioning Implementations:
Interspan’s on-site teams completed most post-tensioning installations within single-day pours to meet an accelerated construction schedule. This efficiency was matched by rigorous quality control, reinforcing Interspan’s reputation for excellence in post-tensioning execution.
Post-tensioning works will be completed by the end of April 2025, with overall practical completion scheduled for late 2025.
Interspan takes pride in contributing our expertise to this landmark project. Our dedication to post-tensioning innovation and structural excellence continues to shape Melbourne’s skyline and drive the future of urban development.
