In the heart of Bankside, London, a towering symbol of architectural ingenuity and environmental responsibility is rising – Bankside Yards Building 2. This 49-storey residential marvel, set to be the tallest building in Native Land’s Bankside development, offers not just breathtaking views across central London but also a pioneering approach to sustainability in construction that sets it apart from the rest. The UK’s first fossil fuel-free major mixed-use development.

Nestled between the iconic Blackfriars road and rail bridges on the south bank of the River Thames, this project, in partnership with Celsa Group and the project team of Interspan, Keltbray, Multiplex, and AKT II, marks a significant milestone in sustainable construction practices.

Interspan 23,085 square meters of post-tensioned floor slabs

Interspan has been tasked with the design and construction of the post-tensioned slabs in the scheme and utilised their in-house engineering expertise and cutting-edge software in Ram Concept to optimize the design process. This includes careful consideration to ensure that everything that needs to be in the structural floor can be accommodated, including cast-in fixings for the façade, specialist reinforcement for the crane ties and hoists, as well as the post-tensioning system. Additionally, the post-tensioned slabs are designed to deal with differential settlements between the columns, showcasing a meticulous approach to structural integrity and functionality.

Unwavering Commitment to Sustainability – reducing carbon emissions by 184 tonnes.

What sets Bankside Yards Building 2 apart is its unwavering commitment to sustainability. As part of the UK’s first fossil fuel-free major development, all electrical power is sourced from renewable sources.

Recognising the need for eco-friendly construction practices, Interspan proposed an innovative solution during the collaborative preconstruction stage. This groundbreaking initiative, in partnership with Celsa Group, marks a significant milestone in sustainable construction practices, reducing carbon emissions by 184 tonnes. The strand remains CARES Approved and is manufactured using a higher recycled scrap material content in an electric arc furnace powered by renewable energy, further enhancing the project’s sustainability credentials.

Innovative Design and Environmental Impact

Reducing environmental impact was a key objective throughout the project, which is why an efficient post-tensioned slab design was chosen in favour of traditional reinforced concrete slabs. The application of post-tensioned slabs enabled reductions in raw material quantities and subsequently embodied carbon while maintaining equivalent performance. The combination of sustainable materials and the slender 200mm and 225mm thick post-tensioned slabs means that the carbon reduction ambitions of the client and project team can be realised.
